Helping Vacation Rental Owners Reach More Guests: Introducing NorthConwayVacationRentals.com
A new, free vacation rental directory is connecting travelers with independently managed properties throughout the White Mountains and Western Maine. With 50 listings already, it's off to a strong start.
Vacation rentals have become an important part of the tourism economy in Western Maine and New Hampshire's Mount Washington Valley.
From lakeside cottages and mountain cabins to ski condos and larger vacation homes, these properties give visitors an opportunity to experience the region in a way that hotels often can't offer.
But owning and operating a vacation rental isn't always easy.
Between maintenance, property taxes, insurance, cleaning, utilities, and the challenges of attracting guests, there's considerably more involved than simply posting a property online and waiting for reservations.
And recently, I've been hearing from more vacation rental owners who are frustrated with the increasing costs and changing policies of the major booking platforms.
That led me to launch something new.
A Free Way to Help Travelers Find Local Vacation Rentals
I recently created NorthConwayVacationRentals.com, a free online directory designed to help travelers discover independently operated vacation rentals throughout the region.
The concept is straightforward.
Property owners can advertise their rentals at no cost, and travelers can browse participating properties before visiting each owner's own direct-booking website.
We don't take reservations, collect payments, or charge booking commissions.
We're simply helping connect travelers with local accommodations.
The response has been encouraging. Approximately 40 properties joined within the first 24 hours, and the directory has already grown to 50 listings.
What started as a relatively simple idea is quickly becoming a useful collection of vacation homes across the White Mountains and neighboring Maine communities.
Why Direct Booking Matters
For many vacation rental owners, the larger booking platforms are an essential part of their business.
Airbnb and Vrbo provide enormous exposure, and there's no denying the role they've played in growing the vacation rental industry.
But relying entirely on third-party platforms comes with challenges.
Owners have less control over certain booking policies, fees, and how their properties are presented to potential guests.
And travelers sometimes pay additional service fees when booking through those platforms.
Direct booking provides another option.
Guests can explore a property's independent website, communicate through the owner's preferred channels, and potentially avoid some third-party booking fees.
That doesn't mean direct booking will always be less expensive. Travelers should compare the total cost, cancellation policies, and payment protections before making a reservation.
But giving travelers more options benefits everyone.
Supporting Vacation Rental Owners in Western Maine
Through 207 Living, I've had the opportunity to work with buyers and property owners throughout Fryeburg, Bridgton, Lovell, and other Western Maine communities.
Many vacation properties serve two purposes.
They're places where families spend weekends, summers, and holidays together. They're also significant financial investments, sometimes with rental income helping offset the cost of ownership.
And those costs can add up quickly.
Insurance, property taxes, utilities, property maintenance, and seasonal expenses all affect the economics of owning a second home.
For owners who rely on rental income, attracting guests directly can be one way to strengthen their business.
That's why participation in NorthConwayVacationRentals.com is completely free.
No listing fees. No commissions. No long-term commitments.
Owners provide information about their properties, and we help make those properties easier for travelers to discover.
The site also includes an Owner Resources section featuring direct-booking website options, local service providers, and other information that may be helpful to rental owners.
My hope is that this becomes a resource that continues to improve through feedback from the owners themselves.
Vacation Rentals Are Part of Our Local Economy
When someone books a vacation rental in Western Maine or the White Mountains, their spending extends beyond the property itself.
They visit restaurants, purchase groceries, shop at local stores, explore hiking trails, ski nearby mountains, and hire local businesses for recreational activities.
Vacation rental owners also support local cleaners, contractors, landscapers, plumbers, electricians, and other service providers.
It's an interconnected economy.
Helping owners promote their properties can have benefits that extend throughout the surrounding communities.
And giving visitors an easier way to discover independently managed properties may encourage them to explore communities they might otherwise overlook.
More Than Just Real Estate Transactions
One of the things I've always enjoyed about real estate is that the relationships often continue long after a closing.
Buying a vacation home or investment property is just the beginning of ownership.
Over time, questions come up about maintenance, improvements, property values, rental potential, and whether a property still makes sense for someone's goals.
As the broker behind 207 Living and North Conway Realty, I want to be a useful resource for property owners, whether they're buying, selling, or simply looking for ways to get more out of a property they already own.
Creating this directory is another way to do that.
There's no expectation that participating owners become real estate clients.
If the directory helps someone generate a few additional rental inquiries, discover a useful service provider, or connect with more potential guests, that's a worthwhile result.
And if they need real estate guidance down the road, I'm always happy to offer it.
We're Just Getting Started
With 50 properties already listed, the next step is getting the directory in front of more travelers.
We'll continue adding vacation rentals throughout the Mount Washington Valley and Western Maine, while developing more resources that help visitors plan their trips.
I'd also like to hear directly from rental owners.
What challenges are you facing? What local resources would be helpful? What could make a free rental directory more valuable to your business?
Those conversations will help shape what the website becomes.
